
Terms & Conditions
LICENSE AGREEMENT
You are granted a temporary, non-exclusive license to occupy the property. This arrangement is not a lease and does not transfer possession or establish a tenancy relationship. The accommodations are intended exclusively for temporary use by the traveling public and are thus exempt from the provisions of the Residential Tenancies Act (RTA) under Section 5. At no time will guests be considered tenants, nor will any tenancy rights accrue, unless a written Ontario Residential Tenancy Agreement (Standard Form of Lease) is signed. Under no circumstances may this property be used as your primary residence. Your entry into the property constitutes unconditional acceptance of these terms. Any claims to tenancy rights based on verbal agreements or implied understandings contrary to this written agreement will be considered null and void.
ARRIVAL & DEPARTURE
Check-in is from 15:00 to 02:00, while check-out must be completed by 11:00. Requests for late check-out, subject to availability, must be made in writing via email or text to Sky Suites and confirmed via the same methods at least 24 hours before the scheduled departure. Unauthorized check-outs after 12:00 will be charged for an additional night. Upon departure, leave keys inside the suite with the door unlocked and notify Sky Suites via email or text. Access to the parking garage can be provided by the concierge upon request, and a garage remote is not necessary for exiting.
GUARANTEE POLICY
A valid credit card in the name of the registered guest is required at the time of booking to secure the reservation. All in-person transactions must be processed by credit card using chip-and-pin. The reservation holder is required to provide matching government-issued photo identification upon check-in. The reservation holder must be at least 25 years old, unless a written exception has been granted by Sky Suites.
SECURITY HOLD
A minimum hold of $500 CAD will be authorized by chip-and-pin credit card at check-in. Cash and Debit are not accepted. The authorization will be released/reversed upon check-out after a satisfactory suite inspection and may take up to ten business days to be processed by the financial institution. Any damages to the suite or property, accidental or due to negligence, will be charged to the guest’s credit card up to the full cost of repairs, including but not limited to: the replacement costs for damaged items, linen, towels, breakage of property, lost keys, and/or additional cleaning costs required as a result of damage or violation of agreed-upon terms. This is a binding agreement, and the guest agrees not to dispute these charges with their card issuer.
BUILDING ACCESS
Entry into the building is restricted to those with a valid key fob, and the concierge will not allow access to any visitors. The reservation holder must accompany approved visitors, who must be pre-registered via email with Sky Suites, at all times within the common areas of the building. The reservation holder bears responsibility for any consequences of disclosing their suite location to unapproved visitors, including any misconduct or damages caused by such individuals.
ROOM CAPACITY
One-bedroom suites at Sky Suites have a maximum sleeping occupancy limit of two persons, while two-bedroom suites can accommodate up to four persons, unless written authorization from Sky Suites is provided. Any suite found to exceed its maximum occupancy without such authorization will face immediate termination of the reservation and eviction of all persons, including the registered guest(s), without a refund. All visitors must be registered with Sky Suites Yorkville in advance to ensure adherence to our occupancy policies.
PARKING
Sky Suites offers in-building underground parking accessible from the rear entrance at 46 Hayden Street, priced at $35/night plus applicable taxes. Parking spaces must be reserved in advance due to limited availability.
TRANQUILITY POLICY
Sky Suites is committed to ensuring a quiet and peaceful environment for all guests and residents. Guests are required to keep noise to a minimum and ensure their suite door remains closed. A warning will be given if a noise or disturbance complaint is made against a suite. Any subsequent complaint will lead to the immediate termination of the reservation and eviction of all occupants, with no refund.
NON-SMOKING POLICY
The building is a designated smoke-free environment. Guests are allowed to smoke on balconies, provided the doors remain closed to prevent smoke from entering the interior. Disposing of cigarette butts by throwing them off the balcony is strictly prohibited. A $500 cleaning fee will be applied if evidence of smoking is found inside the suite. Any violation of this policy will lead to the immediate termination of your reservation without a refund.
SPECIAL REQUESTS
For any special needs, including visitor registration and additional services, communication must be made in writing to Sky Suites at info@skysuites.ca. Cleaning: $45/hour (four-hour minimum). Adult Rollaway Bed (pillow and linens included): $25/night. Full-Size Baby Crib (linens included): $25/night. High Chair: $10/night. Diaper Pail: $5/night. Pet Fee: $25/night. All special requests are subject to availability and must be specified at the time of booking. All additional fees are subject to a 13% tax.
PAYMENT TERMS
Full payment must be received prior to check-in in order to confirm and secure access to the suite. Accepted payment methods include credit card, cheque, or bank transfer. A processing fee may apply to credit card transactions. Reservations are not considered confirmed until payment has been received and verified in full. Sky Suites reserves the right to cancel or deny access to any unpaid or partially paid reservation without notice. Cheques returned for insufficient funds will void the reservation and may incur additional administrative fees.
CANCELLATION POLICY
All reservations are non-refundable once booked. Cancellations, changes, or no-shows will result in forfeiture of the full booking amount. Adjustments to reservation dates, duration, or unit type may affect the nightly rate and are subject to approval by Sky Suites..
RESERVATION EXTENSIONS
Requests to extend a reservation must be submitted in writing and are subject to availability. An extension will not be considered valid or confirmed unless it has been (a) expressly approved in writing by Sky Suites, (b) paid for in full prior to the originally scheduled checkout time, and (c) reflected in a formal reservation update issued by Sky Suites through its internal booking platform. Preliminary discussions, tentative inquiries, or expressions of interest do not constitute confirmation and do not guarantee availability. If all required conditions are not fully satisfied before the original checkout time, the reservation will conclude as scheduled, and Sky Suites reserves the right to enforce departure accordingly. Sky Suites assumes no responsibility for guest relocation, inconvenience, or any loss arising from unconfirmed or unpaid extension requests.
LIABILITY LIMITATIONS
Sky Suites shall not be liable for any indirect, incidental, special, or consequential damages arising out of or in connection with your stay, including, without limitation, damages for loss of enjoyment, data, or profits, even if advised of the possibility of such damages. Sky Suites assumes no responsibility for any loss or damage to vehicles or their contents parked in our garage.
DISPUTE RESOLUTION
These Terms & Conditions are governed by the laws of the Province of Ontario, Canada. Any disputes arising under or in connection with these Terms shall be resolved in the Small Claims Court of Ontario, which shall have exclusive jurisdiction over such matters.
